That's where my perspective is different.

Before becoming known primarily for real estate, I spent more than 20 years working in custom home building, construction management and renovation. I've walked construction sites, managed contractors, evaluated projects and watched homes come together from the ground up.

Today, I bring those builder eyes into every real estate transaction.

I'm Looking Beyond the Finishes

When I walk through a property, of course I'm looking at layout, condition and marketability.

But I'm also noticing things like:

  • Grading and drainage
  • Rooflines
  • Foundation conditions
  • Windows and exterior materials
  • Mechanical systems
  • Signs of water intrusion
  • Quality of renovations
  • Workmanship
  • Deferred maintenance

Does that replace a licensed home inspector or qualified contractor?

Absolutely not.

But it means we're often asking important questions before we ever reach that stage.

Construction Knowledge Matters for Buyers

Buyers naturally notice the things they can see.

The countertops.

The flooring.

The beautiful bathroom.

The finished basement.

I'm often asking another question:

How was it done?

A renovated house and a well-renovated house aren't necessarily the same thing.

My job isn't to scare buyers away from a property. It's to help them better understand what they're considering so they can make an informed decision.

It Matters Just as Much for Sellers

My construction experience also changes how I prepare homes for market.

I don't automatically recommend renovating everything.

Instead, I want to know:

Will spending this money actually help us sell the house?

Sometimes the right answer is a renovation.

Sometimes it's paint, lighting and landscaping.

Sometimes it's correcting deferred maintenance.

And sometimes the smartest recommendation I can give a seller is:

Don't spend the money.
