New doesn't automatically mean better. And older doesn't automatically mean a problem.
Both can be excellent purchases.
With new construction, look beyond the base price.
Buyers need to understand potential costs involving:
- Lot premiums
- Structural upgrades
- Flooring
- Cabinetry
- Lighting
- Appliances
- Landscaping
- Window treatments
- Decks or patios
- Finished basements
That base price can change quickly.
Resale has a different equation.
An existing home may already include landscaping, finished outdoor spaces, window treatments and improvements that would cost substantially more to reproduce today.
But you also need to evaluate age and condition.
Roof.
HVAC.
Windows.
Drainage.
Exterior materials.
Electrical.
Plumbing.
