Should You Buy a Renovated House or a Fixer-Upper in Pittsburgh?
A renovated home may offer convenience and more predictable immediate costs, while a fixer-upper can offer customization and potential value creation—but only when the purchase price, renovation budget, timeline and property condition make sense together.
I love potential.
But potential has a price.
The Renovated House
Advantages can include:
less immediate work
newer finishes
potentially updated systems
faster move-in.
But I still want to know:
Who performed the renovation?
What was actually updated?
Was it cosmetic or comprehensive?
Were major systems addressed?
What permits or documentation are available when applicable?
The Fixer-Upper
A fixer can give buyers:
customization
potential equity creation
access to a location otherwise outside the budget.
But don't calculate:
Purchase price + HGTV estimate.
Renovations involve labor, materials, design, permitting where applicable, contingencies and time.

"What will this house cost when we're DONE?"
Not merely:
"What can I buy it for?"
