Which Renovations Add the Most Resale Value to a Pittsburgh Home?

Which Renovations Add the Most Resale Value to a Pittsburgh Home?

If you're planning to sell your home, it's tempting to create a renovation checklist.

Kitchen. Bathrooms. Floors. Paint.

But here's what decades of construction and real estate experience have taught me:

The best renovation is the one that makes sense for your specific house and your specific buyer.

Kitchens and Bathrooms Matter—But Context Matters More

Kitchens and bathrooms naturally get attention because buyers use them every day.

But that doesn't automatically mean you should complete a major remodel before selling.

A dated but well-maintained kitchen may need strategic cosmetic improvements rather than a complete demolition.

Don't Ignore the Unexciting Improvements

Some of the most important work isn't particularly Instagram-worthy.

Roofing.

Drainage.

Electrical.

Plumbing.

HVAC.

Water intrusion.

Deferred maintenance.

A buyer may love your countertops, but significant maintenance concerns can quickly overshadow them.

Curb Appeal Sets the Expectation

Buyers begin forming an opinion before they walk through the front door.

Landscaping, exterior maintenance, lighting and the condition of the entry can influence how buyers perceive everything that follows.

Think in Terms of Buyer Objections

My strategy is to identify improvements that accomplish one or more of three things:

Increase perceived value.

Remove buyer objections.

Improve marketability.

If an improvement isn't accomplishing one of those things, we should ask whether it's worth doing.

Renovate Strategically, Not Emotionally

Before investing significantly in your home immediately before selling, understand what your competition looks like and what buyers expect at your price point.

The objective isn't to have the most renovated house.

It's to have the house buyers see as the best decision.
